Older office buildings across Silicon Valley are getting fresh interest from buyers. Some want to convert them. Some want to fix them up. Some just want to hold onto them for a long time. The building itself might look like a great find. But the land underneath it often holds years of history that a listing sheet will never tell you.

A due diligence survey digs up that history before you sign anything. Due diligence means checking things carefully before a deal closes. This survey confirms the property lines. It confirms easements, which are legal rights for someone else to use part of the land. It also confirms other site facts and limits that affect what you can actually do with the property.

In older business buildings sit next to decades of tech growth and changing zoning rules. This kind of check has become a normal part of buying an office building.

Survey Factors to Review Before Acquiring Older Office Buildings

Check a due diligence survey before you close on any older office building. This matters most if you plan to fix it up or use it in a new way. Older buildings often have conditions you cannot see just by walking through or reading a listing.

What a Due Diligence Survey Typically Covers

Before you buy an older office building, your survey should confirm:

• The exact property lines and any encroachments, which are parts of a building or fence that cross onto someone else’s land
• Recorded easements that affect access or utilities
• The building’s shape and how far it sits from the lot lines
• The zoning type and what uses are currently allowed
• Parking counts and other things already built on the site

This information gives buyers real facts to use when they negotiate the purchase. It is much better than guessing based on the listing or a quick visit.

Why Silicon Valley’s Older Office Stock Deserves Extra Scrutiny

Many office buildings were built during earlier years of tech growth. This was decades before today’s zoning and building rules took shape. Over the years, people added new parts, expanded parking, and upgraded utilities. These changes are not always fully written down in city records. A due diligence survey helps close that gap before you own the property.

How Existing Conditions Affect Commercial Property Due Diligence

The facts about a site right now shape almost every choice a buyer has to make about an older office property. A due diligence survey writes down these facts in enough detail to judge the building’s real potential.

Structural and Site Conditions Worth Confirming

Buyers looking at an older office building should check whether the property shares any walls, foundations or equipment systems with the building next door. This happens more often in busy parts of San Jose than buyers expect. It can strongly affect renovation plans that change the building’s structure.

Utility and Infrastructure Conditions

Older buildings sometimes use utility systems that have not been upgraded to handle today’s needs. This matters even more for properties being considered for heavier use, like a lab or life sciences space. A due diligence survey shows existing utility easements and hookups. This gives buyers a clearer picture of what upgrades might be needed.

Identifying Site Constraints During Office Building Evaluations

Site limits can stop a buyer from doing what they want with an older office property, even when the building itself looks like a great fit for a new project. A due diligence survey finds these limits early, before they become a problem during design or permitting.

Common Constraints Found on Older Properties

Limits that often turn up during due diligence include:

• Setback rules that limit how much you can expand
• Easements that block where new construction can go
• Parking counts that fall short of current zoning rules
• Flood zone or drainage issues tied to older stormwater systems

Why Zoning Confirmation Matters for Office Conversions

San Jose has seen more interest in turning older office buildings into other uses. This includes homes and life sciences space. A due diligence survey, paired with a zoning check, helps buyers see whether their planned use is actually allowed. It also shows whether they would need a rezoning or a special exception first.

Survey Data That Supports Renovation and Redevelopment Plans

Survey data becomes the base that architects and engineers use to design renovation plans that truly fit the site. Without this data, early design work risks being built on guesses that do not match the property’s real conditions.

Working With Architects and Engineers Early

Share your due diligence survey with your architect or engineer before you finish your design ideas. This helps them plan around the real property lines, easements and building structure. It lowers the risk of a design that has to be redone once construction plans are further along.

Supporting Realistic Project Budgets

Correct site information also helps you build a realistic project budget. A renovation plan built around confirmed facts is far less likely to run into the kind of mid-project surprises that raise costs and slow things down.

Reducing Investment Risks With Accurate Property Information

Correct property information lowers the risk that comes with buying an older office building. An ALTA Survey completed during due diligence gives buyers, lenders, and title companies a chance to identify potential issues before closing. It can reveal boundary questions, easements, encroachments, access concerns, or other site conditions that may affect the property’s value or future plans.

Without this information, buyers risk finding boundary disputes, unresolved easements or zoning conflicts only after they already own the building. Fixing these problems later costs a lot more time and money.

Rules for due diligence surveys can change by lender, title company, property type and city. If your purchase timeline depends on closing by a set date, confirm your survey needs and timeline with a local surveyor as early as you can.

Frequently Asked Questions

What is the difference between a due diligence survey and an ALTA survey?

The two terms are often used together. A due diligence survey for a commercial deal often follows ALTA standards. An ALTA survey is a specific, nationally known format. Lenders and title companies often require it as part of commercial due diligence.

Why does an older office building need more survey attention than a newer one?

Older buildings tend to have more history that may not be fully written down in current records. This can include additions, shared structures and old utility hookups. A thorough survey helps bring these details to light before they affect your ownership or renovation plans.

Can a due diligence survey affect the purchase price?

Yes. If a survey finds an unresolved easement, encroachment or other site issue, buyers can use that finding to negotiate the price. They can also ask the seller to fix the issue, or change the terms of the purchase agreement.
